Commercial

What the job actually involves.

A commercial roof fails differently from a house. It is flat or nearly flat, so water sits on it rather than running off, and every one of the hundred things bolted through it is a place water can get in. Curbs, drains, scuppers, condensate lines, gas lines, satellite mounts, the feet of every rooftop unit. On a low-slope roof the membrane is rarely what goes first. The detail work around the penetrations is.

Our commercial work runs from private businesses through large-scale facilities, including schools, churches and industrial warehouses. Those are four different buildings with four different problems. A school cannot have a crew on the roof during the day in term time. A church has a sanctuary that cannot take a leak and a congregation in it two mornings a week. A warehouse has racking and inventory under the deck and a tenant who measures downtime in pallets. Retail has customers walking underneath.

How It Works

01

Call or send the form

Tell us what you are seeing and where the property is. A storm date helps if there was one.

02

Free inspection

About 15 to 20 minutes on the roof and in the attic, and you get a written report with photographs to keep.

03

The scope, in writing

What the roof needs, what it costs, and on a claim, what the carrier has and has not allowed for.

04

The work

Roof first, then the gutters, fence, windows or siding if the storm took those too. One company for the lot.

The Difference

Where these go wrong.

We install TPO, PVC and modified bitumen on low-slope work and metal where the building calls for it. Which system belongs on a given roof is a question about the deck, the existing assembly, the rooftop equipment, the traffic the roof takes and how long the owner intends to hold the building, and it is worth answering properly rather than by whatever the last contractor installed.

JWC holds a HAAG Certified Inspector credential for commercial roofing systems. HAAG is the body whose damage assessment methodology most carriers and their engineers work from, which matters on a commercial hail claim, where the difference between a repair and a replacement is a technical argument made in a report.

A licensed general contractor can also carry the rest of the building. On a commercial storm claim that usually means more than the roof: the rooftop units, the gutters and internal drainage, the storefront glass, the exterior envelope.

Before You Call

Commercial, answered.

Can the building stay open while you work?

On most low-slope jobs, yes. Work gets sequenced so that the sections open to the weather are closed by the end of each day, and access, deliveries and crane or lift positions get planned around the operation underneath. On schools and churches that usually means working the calendar rather than the clock.

How do I know whether my flat roof needs replacing or restoring?

It depends on how wet the insulation under the membrane is and how much of the detail work has failed. A membrane in reasonable condition over dry insulation is a candidate for a coating or an overlay. Saturated insulation is not, because the new system would be installed over a wet layer that never dries.

What is a HAAG certified inspector, and why does it matter on a claim?

HAAG publishes the damage assessment methodology that a large part of the insurance industry and its engineers work from. A commercial hail claim is decided on a technical report, so having the inspection done to that standard puts the building owner and the carrier on the same page rather than in an argument.

Do you handle roof maintenance contracts?

Roof maintenance and inspection is part of what we do on commercial buildings. Most flat roof failures start at a detail that a twice-yearly look would have caught while it was still a tube of sealant rather than a wet bay of insulation.

What is the first step?

A free inspection of the roof and a written report with photographs, so you have a dated record of the condition whether or not anything happens next.
