Replacement
What the job actually involves.
A replacement starts with a tear-off, because what is under the old shingles decides most of what the job costs. Decking that has been wet for a season is soft, and soft decking does not hold a nail. Until the old roof is off, nobody knows how much of it there is. That is why a replacement price has a line for decking in it, and why an estimate that does not is guessing.
Once the deck is sound, the rest is sequence. Drip edge, then ice and water membrane in the valleys and around every penetration, then synthetic underlayment across the field, then starter course, then the field shingles, then hip and ridge. Flashing at the walls, the chimney and the pipe boots gets replaced rather than reused, because a twenty-year-old boot under a new roof is the leak you will be calling about in two winters.
How It Works
Call or send the form
Tell us what you are seeing and where the property is. A storm date helps if there was one.
Free inspection
About 15 to 20 minutes on the roof and in the attic, and you get a written report with photographs to keep.
The scope, in writing
What the roof needs, what it costs, and on a claim, what the carrier has and has not allowed for.
The work
Roof first, then the gutters, fence, windows or siding if the storm took those too. One company for the lot.
The Difference
Where these go wrong.
We install composition, metal, tile and slate, which matters more in this part of Tarrant County than it sounds. A large stretch of Southlake and Westlake is tile and standing seam, and a roofer who only carries composition crews has to subcontract that work out or talk you into a different roof. We do not have to do either.
Ventilation gets reworked at the same time, because it is the one part of a roof that is easy to fix while the deck is open and expensive to fix afterwards. A North Texas attic that cannot breathe cooks the underside of the shingles through the summer, and a roof that should have lasted twenty years starts curling at fifteen.
We are a licensed general contractor as well as a roofing contractor. On a storm job that means the gutters that came off with the old roof, the fence the hail flattened and the window screens it shredded do not need three more companies and three more schedules. One company, one point of contact, one set of paperwork.

Replacement, answered.
How long does a roof replacement take?
Most single-family composition roofs are a one to two day job once the material is on site. Tile, slate and standing seam take longer, and a complicated roof with a lot of valleys and penetrations takes longer than a simple gable of the same square footage. Weather moves the date more often than anything else does.
What moves the price?
Square footage first, then pitch, then how much decking has to come out, then the material. A steep roof needs more labor and more safety equipment for the same area. Tile and slate cost several times what composition costs per square. We give you the number in writing before anything is torn off.
Do I need to be home?
No. Most owners are at work while the roof goes on. It helps to move cars off the drive and take anything fragile off the walls inside, because a tear-off shakes the house more than people expect.
What happens if you find rotten decking?
You get told before it is replaced, with the count and the price per sheet, and the sheets come off the roof so you can see them. Nobody can know what is under a roof until the roof is off, so the honest way to handle it is a known rate agreed up front rather than a surprise at the end.
Will my old roof be hauled away?
Yes. The tear-off goes straight into the dumpster and the property gets a magnetic sweep before the crew leaves. Where a drive will not take a dumpster, access has to be planned around the street and where the material can be dropped, so tell us at the estimate and we will walk it with you then.
