Metal

What the job actually involves.

Metal is the longest-lived roof most North Texas buildings will ever carry, and it is the one where installation quality matters most. A composition roof is forgiving: the shingles overlap, and a slightly imperfect course still sheds water. A metal roof is a system of panels that move with temperature, and every panel end, seam, valley and penetration is a detail that either was engineered or was improvised.

Standing seam hides its fasteners under the seam, which is why it lasts: there is no screw through the panel face, and therefore no rubber washer sitting in the Texas sun waiting to fail. Exposed-fastener panels, the ribbed profile on most barns and outbuildings, cost considerably less and put several hundred screws through the panel into the deck. Those screws are the maintenance item. On a house, standing seam is almost always the right answer. On a workshop or a barn, exposed fastener is a reasonable one.

How It Works

01

Call or send the form

Tell us what you are seeing and where the property is. A storm date helps if there was one.

02

Free inspection

About 15 to 20 minutes on the roof and in the attic, and you get a written report with photographs to keep.

03

The scope, in writing

What the roof needs, what it costs, and on a claim, what the carrier has and has not allowed for.

04

The work

Roof first, then the gutters, fence, windows or siding if the storm took those too. One company for the lot.

The Difference

Where these go wrong.

Metal moves. A long panel expands and contracts measurably across a summer day, and a system that is not detailed for that will oil-can, back out its fasteners or tear at the eave over a few years. Clips, not face screws. Slotted holes where the panel has to slide. Proper closures at ridge and eave so wind-driven rain and wasps do not get under the ribs.

Metal also takes hail differently from composition. It dents. A dent is cosmetic until the coating is broken, and whether a carrier pays for cosmetic denting depends on the policy, because a lot of Texas policies carry a cosmetic damage exclusion specifically for metal roofs. Worth reading before a storm rather than after one.

Metal is on the capability list alongside composition, TPO, PVC, modified bitumen, slate and tile, which means the answer to what roof belongs on your building does not have to be the only one we install.

Before You Call

Metal, answered.

Is a metal roof louder in the rain?

Not meaningfully, once it is over a solid deck with underlayment and an insulated attic beneath it. The metal roof people remember as loud is a panel screwed to open purlins over a barn, with nothing between it and the inside.

How long does a metal roof last?

A properly detailed standing seam roof outlasts several composition roofs. The limiting factor is usually the coating and the flashing details rather than the steel, which is why the installation matters more than the gauge.

Will hail ruin it?

Hail dents metal. A dent is cosmetic until the coating is broken and water can reach the steel. Whether your policy pays for cosmetic denting is a clause worth checking now: cosmetic damage exclusions on metal roofs are common in Texas.

Can metal go over my existing shingles?

Sometimes, where the structure will take the load and the local code allows it. It is not automatically the cheaper option, because a layover hides whatever the deck is doing underneath and makes the next problem harder to find.

Does a metal roof make the house hotter?

The opposite, usually. A coated metal roof reflects a good deal of what a dark composition roof absorbs. Attic ventilation still does more for summer attic temperatures than the roof covering does.
