Maintenance
What the job actually involves.
Almost nothing on a roof fails suddenly. A pipe boot cracks over two or three summers. Sealant at a flashing shrinks and pulls away. A downspout blocks, a gutter overflows, and the fascia behind it softens over a season of rain. Every one of those is a cheap fix for about a year before it becomes an expensive one, and the only thing standing between the two is somebody looking.
Maintenance is what that looking is called. On a commercial building it is a scheduled visit and a condition report. On a house it is much less formal and no less useful: a look at the roof after the storm season, and again before it.
How It Works
Call or send the form
Tell us what you are seeing and where the property is. A storm date helps if there was one.
Free inspection
About 15 to 20 minutes on the roof and in the attic, and you get a written report with photographs to keep.
The scope, in writing
What the roof needs, what it costs, and on a claim, what the carrier has and has not allowed for.
The work
Roof first, then the gutters, fence, windows or siding if the storm took those too. One company for the lot.
The Difference
Where these go wrong.
The list is short and it is the same list every time. Pipe boots, because rubber in Texas sun is the single most common leak on a residential roof. Sealant at the flashing, the chimney and anywhere a previous repair was made. The valleys, for debris holding water against the shingle. The gutters and downspouts, since water that cannot leave the roof goes somewhere less convenient. Attic ventilation, because a blocked soffit vent cooks the deck from underneath. On a low-slope roof, the drains and the curbs before anything else.
The other half is documentation. A roof with a maintenance history is much easier to make a claim on, because a carrier arguing that damage is long-term wear has a harder time of it when there is a dated report from before the storm showing the roof was sound.

Before You Call
Maintenance, answered.
How often should a roof be looked at?
Twice a year is the usual answer for a commercial building, and once a year plus after any hail on your street for a house. The timing matters less than the fact that somebody gets up there before a small thing becomes a ceiling repair.
Is maintenance worth it on a newer roof?
It is worth it on a newer roof for a different reason: most workmanship and manufacturer warranties expect the roof to be maintained, and neglect is a common exclusion. A maintenance record is part of what keeps a warranty usable.
What is the most common thing you find?
Pipe boots on residential roofs and blocked drains on commercial ones. Both are inexpensive while they are still what they are, and both cause interior damage once they are not.
Do you clean gutters?
Clearing the gutters and downspouts is part of looking at the roof, because water that cannot get off the roof is a roofing problem before it is a landscaping one.
Does maintenance help with an insurance claim?
It does, because it gives you dated evidence of the roof condition before the storm. A carrier arguing that damage is wear rather than hail has less to work with when there is a report showing what the roof looked like beforehand.
